Cheviot has a distinct west-side identity and feels more like a small independent city than a generic suburb. It offers relatively attainable older housing, neighborhood institutions and quick access to the rest of the west side. The tradeoff is that the housing stock is older and the commercial scene is practical rather than polished or destination-driven.

Cheviot's market is dominated by established older single-family homes, including bungalows, Cape Cods and modest mid-century houses, with condition and renovation level driving much of the price spread.
